GENERAL
CONTRACTOR
Summit executes all sizes and types or Projects as a General Contractor. With our own laborers, carpenters, and operators, we can participate in small or unique portions of the work when it’s in the best interest of our Clients. As an Open Shop Contractor, Summit can maximize the value to the Project by hiring the most qualified and most cost effective Subcontractors, whether Union or Non-Union.

CONSTRUCTION
MANAGER
Often Summit is engaged as the Construction Manager at Project inception. In this delivery method, we participate as a partner with the Owner and Design Team in Project planning, design/constructability evaluation, budgeting, value improvement, phasing, etc. to maximize the opportunity for Project success.

OWNER'S
REPRESENTATIVE
On several larger Projects, Summit has been involved as the Owner’s Representative (O.R.). In these cases, we’re contracted by the Owner to oversee the Design Team, General Contractor, and other vendors (equipment, furniture, etc.) to represent their interest in the Project.

DESIGN-BUILDER
When the Project dictates, Summit serves as the Design-Builder. In this format, all or part of the design disciplines are contracted by us to help the Client achieve their vision. This aligns responsibility under fewer Project participants.

SERVICES


VALUE
IMPROVEMENT
Regardless of delivery method, Summit actively participates in Value Improvement efforts in the interest of the Project. This includes evaluating scope, products, details, phasing, etc. to optimize the Project value for the Client. We understand that “cheaper” isn’t always better. Longevity (durability) and required maintenance are factors for consideration relative to value as well.

BUDGET
ESTIMATING
Most often used when we’re the Construction Manager or Design-Builder, we provide estimating services at required design milestones (Conceptual Design, Schematic Design, Design Development, and Construction Documents) to ensure the Client’s budget is tracking accordingly. Often these estimating services utilize industry partners for key work trades.

PRECONSTRUCTION
When called for by the delivery method, Summit participates in all factors of Preconstruction. This includes design evaluation, constructability, logistics, scheduling, phasing, budgeting, Value Improvement, etc.

PROGRAM EVALUATION
& PLANNING
Most often as the Construction Manager, Owner’s Representative, or Design-Builder, we utilize our extensive Project and Construction experience to evaluate the Client’s program and planning for the Project. We are an active participant in the Project from the outset.
